Indian Creek Partners, LLC is a company created to purchase, renovate and manage a property which will be known as The Little Yellowstone Project (the project) going forward.

The project was purchased at considerably under market value in Ponderosa Park, about 4 miles from downtown Prescott, AZ.. Ponderosa Park, a single family resident community, is known for its unique cabins, small to luxurious, in tall pines, surrounded by beautiful mountain views with abundant hiking trails as well as having nearby lakes which provide fishing and kayaking most of the year. Prescott is a highly desirable place to live and weather, due to retirement or relocation, people want to live in Prescott. And, if they can’t live in Prescott, they want to vacation there.

Valuable Project

This is a truly valuable project because of its prime location and the unique potential for 3 rental properties on one lot. The property has great historic interest as it was the first house built in the area in the late 1930’s and was used as the “sales office” for the later Ponderosa Park subdivided lots. It consists of two recently renovated 500 sq ft cottages and a single garage. The ICP plan is to add 500 sq. ft more by either building a third cottage on the lot or putting a second floor on one of the existing cottages within 6 months.

The potential income is based on Prescott being a prime vacation destination with its temperate weather and four seasons. It’s only a 90 minute drive from Phoenix and there are many tourist attractions such as Whiskey Row, historic districts and museums, unique shops, entertainment venues and great restaurants. Tourism is Prescott’s number one industry.

ICP Business Revenue Plan

ICP’s total cost for the purchase and renovation of the project is $560,000. The revenue generated by the rental income of the property is projected to average $4-6000 a month which will cover costs of the overhead.

ICP’s business plan is to hold the acquired property for 3 years or less. The anticipated sale price at that time is $800,000 or more. This figure is based on the real estate market trends in Prescott. In addition, the value of having a property with 3 years of seasoned income makes it that much more attractive to potential buyers. Our projections are very realistic and represent a much greater return for any investor out there who is tired of 1-3% percent return on CDs or the unpredictability of the stock market whose average return on the Dow 500 has been under 10% return per year (based on keeping in for a seven year term. The projected return on an investment in The Yellowstone Project is 30%.
